LIVING IN GREENWAYS
Greenways is unique as a composite golf estate. The Estate is composed of several Sectional Title Schemes and Freehold properties with an area dedicated to Victorian style houses making up a total of 649 units within the Estate.
The entire Estate is governed by a Home Owners’ Association (HOA) whilst each Body Corporate of the Sectional Title Schemes in addition has its own House and Management Rules. The entire Estate is connected to fibre optic allowing for high speed internet as well as boasting the latest state-of-the-art security and access control.
Property values range between R700 000 and R15 000 000.
GENERAL
The current managing agents for the Estate are Micsam Management.
An on-site office, housed within the clubhouse, runs the day-to-day affairs of the Estate. It is manned by an Estate Manager and 2 Assistants. Any queries, suggestions, complaints, registration etc. should be directed to this office. They offer friendly assistance and hope to make your stay in Greenways a memorable one.
Other than the beachfront, the Estate is fully walled. The beachfront area is protected by means of rotating surveillance cameras that transmit images to an off-site control room. Patrol guards on bicycles are also on constant duty in this area as well as within the remainder of the Estate.
Only two gates with boom restriction, fully controlled by security guards, allow access to the Estate.
All security is on a 24 hour basis and supplied by an independent company.

SECTIONAL TITLE SCHEMES
In total there are 4 separate sectional title schemes that, in addition to being governed by the Home Owners’ Association Constitution and Rules and thus paying the current levy associated therewith, each has its own Body Corporate and House Rules and represented by Trustees voted in at their respective AGM’s.
Various schemes comprise:
Bermuda Beach
Several two and three storey mini blocks of apartments encircling a private swimming pool and entertainment area. Apartments consist of 2 and 3 bedroomed units whilst several also have enclosed balconies adding to the living space. Designed to maximise the lawned open spaces with views from units ranging from mountain to golf course vistas.
Emerald Bay
Three sections of semi-highrise blocks of apartments with several single storey cabanas mere meters away from the waves. The entire complex faces the sea and, thus, offers stunning views of False Bay. A resort style swimming pool area for the sole use of residents completes the picture.
Golf Beach
Several three storey blocks of apartments overlooking the Estate. Many of the units also provide magnificent vistas of False Bay. The complex further boasts it’s own pool and entertainment area for its residents.
Laguna Beach
Similar in structure to Bermuda Beach, with the addition of a small dam within its confines attracting a multitude of water birds. In this instance residents can enjoy splendid mountain and dam views.
Freehold Properties
All owners of the freehold properties are governed by the Greenways’ Estate Constitution and Conduct Rules and pay a levy toward the upkeep of the Estate. This entitles them to all amenities within the common area of the Estate but not within the confines of the Sectional Title Areas as this is regarded as Private Property.
This area also comprises two distinct sections divided by the Soet River
Village Green
The area lying between the Soet River and the perimeter of the estate is named Village Green and comprises several Victorian Style houses. Here building styles and exterior colours are prescribed by the development. It also has a common with a jungle gym where children can play in the safety of the estate.
Freehold Properties (non-prescribed)
The remainder of the estate comprises full title deed units, with residences built to the owner’s requirements without any prescribed style but subject to the Greenways’ Architectural Rules. Thus there is no conformity within this area and one is almost inclined to forget that you are within an enclosed estate. Several houses are on the beachfront and thus have an unrestricted view of False Bay whilst the remainder can enjoy vistas of the golf course and surrounding mountains.
